Engineering Certificate

According to the article 83 of the Law 4495/2017 (Government Gazette 167 / A / November 3, 2017), there should be an Engineer’s Certificate on every Purchase or Lease Agreement, attesting that:

  1. There is no building in the property, or that
  2. In the property or in discrete separate horizontal or vertical property, excluding the common parts of the property, any unauthorized constructions in excess of building coverage and the height of property have not been carried out and no uses have been installed without a building permission, or that
  3. The executed unauthorized structures or installed arbitrary uses fall into one of the exceptions in paragraph 2 of article 82 and do not fall into any other of the provisions in article 89.

For the issuance of an Engineer’s Certification is primarily necessary the building’s permit floor plan from the Building Services Department, afterwards an autopsy and monitoring of the current situation in the property is done and finally the Certificate is granted. If you do not have the building permit floor plan, we collect it from the Building Services Department and deliver it to our client together with the Certificate.

The Engineer’s Certification is valid for two (2) months from the date of inspection.

Energy Performance Certificate

According to the Greek Law, effective as of January 9, 2012 when selling and of July 9, 2011 when renting, all deeds of conveyance and rental agreements for existing buildings are complete and valid only after an “Energy Performance Certificate” is issued and submitted to the Greek Tax Office or notary public.

Energy Performance Certificates, also know as “EPCs”, are unique documents issued through the electronic system of the Greek Ministry of Environment only by Certified Energy Inspectors and state the level of efficiency in terms of energy consumption after concluding an inspection of the subject building.

Certificates are valid for 10 years from the date of issue regardless of new rental agreements/different tenants or renewals of existing leases.

Up-to-Date Topographic Plan

Under Greek law, a topographic plan of the property is required, which shows the exact location, boundaries and measurements of the land, together with details of any additional structure or construction, community limits and permitted building rights.

Architectural Layouts

In architecture, an architectural plan encompasses the design and strategic planning for a building. It typically comprises architectural drawings, detailed design specifications, calculations, timelines for the construction process, and supplementary documentation.

The term “architectural plan” carries various interconnected meanings:

  1. It serves as the blueprint for an architectural project, outlining the scope, objectives, and execution strategy.
  2. It includes comprehensive written and graphic descriptions of the architectural elements, incorporating sketches, drawings, and intricate details. This comprehensive effort extends to designing new buildings, structures, and even planning the restoration of historic edifices.
  3. Architectural design, encompassing the conceptualization and visualization of the building’s aesthetics, functionality, and spatial layout.
  4. Floor plan, offering a scaled representation of the structure’s layout, indicating the arrangement of rooms, corridors, and other spatial elements.
  5. Scale drawing, providing a detailed representation of the building’s dimensions, proportions, and spatial relationships, aiding in visualization and construction.

In essence, an architectural plan serves as the cornerstone of a construction project, guiding every aspect from inception to realization.
