Where do Chania locals go?

Iordanis

Chania Property Guide - Pastry

Before you head out exploring and strolling around the narrowed streets of the old town, you must try a bougatsa for breakfast. It’s often eaten for breakfast throughout Greece, but we like to think that the version in Chania is just a bit different and far tastier than what you’ll find in the rest of the country.

There are a few shops selling the traditional Chania version of bougatsa, which is filled with the authentic Cretan salty soft cheese called myzithra, instead of the traditional classic thick and creamy custard called patissiere. Our favourite of them all is Bougatsa Iordanis. They have been serving the best bougatsa in Chania since 1924 and have been family-owned since then.

Monastery of Karolos

Chania Property Guide - Nightlife

The “Monastery of Karolos” or also known as “Kibar” is one of the most beautiful bars on Hatzimichali Daliani street. If you want to spend some time in a magnificent scenery with some good chill out music and exceptional cocktails then this is the place to visit.

The building is of historical importance. In the 16th century the Venetians constructed here a catholic monastery for men but in 1645 the Turks converted the monastery into residences. Nowadays it has been renovated and restored with care and respect, keeping the Venetian and Ottoman elements. It provides a lovely outdoor area with trees and greenery but also has internal space

Beaches near Chania

Marathi Beach

Chania Property Guide - Marathi Beach

Marathi Beach is situated right next to the homonymous small, yet of exceptionally beautiful village in the Akrotiri Peninsula. It is located approximately 17km away from Chania and 5km from the Souda port. With water so turquoise it almost seems unreal, it’s easy to see why this beach has become so popular.

At Marathi there are two different sandy beaches right next to each other, both with crystal clear, shallow water. The waters are almost always quiescent because both beaches have south-eastern orientation while winds in Crete come mainly from west. Besides their natural beauty, both beaches are very well organised offering their guests all the necessary comforts, as well as reliefs and water sports.ARENCORES Property Guide-Beaches

Loutraki Beach

Chania Property Guide - Loutraki Beach

The unique combination of the thin sand, eucalyptus trees, grass and beach rocks provide a picturesque ambience. The water is crystal clear and the beach is surprisingly well wave less, ideal when the north winds blow in the Aegean Sea.

Enjoy the spectacular views of the small islet of Marathi or prefer to explore the magical waters of this wonderful bay. The small cove is exceptional for snorkelling around the rocks, and for those who like flinging themselves off cliffs into the deep blue water below. Seitan Limania Beach

Chania Property Guide - Seitan Limania Beach

Seitan Limania is a spectacular beach tucked in the corner of the Akrotiri peninsula not far from Chania’s international airport and a few minutes’ drive from the charming village of Sternes. The charming city of Chania is located approximately 22km away. This wild landscape with its magnificent beach also called Stefanou Beach differs from any other beach you have seen in Chania.

The area possesses outstandingly remarkable scenery with three parallel narrow coves, well protected from the north winds. The walk down to the beach is a bit difficult as the path is a bit rocky and steep at times. However, because of its remote location this heavenly beach is not organized and it still keeps its natural character and unique beauty.

Tersanas Beach

Chania Property Guide - Tersanas Beach

Tersanas beach is located on the west coast of the peninsula of Akrotiri, in the prefecture of Chania, 12.5 km from the city. The fine white sand, clean turquoise waters and the lovely natural scenery are the key elements of its beauty. However, its distinguishing characteristic is the small natural bay that surrounds the beach and protects it from the north winds. The little children have no other worries other than to hunt for fish or build sandcastles.

The beach is quite popular among local and foreign visitors and is the perfect destination for sunbathing,  swimming and snorkeling. Chania Property Guide – Helping you Find the Perfect Home

Generally speaking, some real estate agents might not feel happy to discuss the facts. However, receiving a reliable answer will provide you an insight into how really excited they are to sell the property. Let’s say, a property owner moving to another area of the country for work. In this case, the owner will be more likely to sell the property faster than someone who is just moving to another property of different size. In this case, you could even negotiate the selling price due to the urgency of the circumstances.

However, if you are still wondering “What are the costs involved in buying?” or “Apart from the property, what other costs should you budget for?” please read our buying a property in Chania Guide.

This could be the most significant question you ask a real estate agent. The duration of the property in the market provides a magnificent insight concerning the desirability and attractiveness of the property. If the property has been on the market for a half of year or more, ask the agent about the initial selling price, location or possible structural and legalization problems.

However, if you are still wondering about the “Property Legalization Law” or the “Spatial Planning Permits & Environmental Permits in Chania” please read our buying a property in Chania Guide.

Issuing of energy performance certificate is a prerequisite for the property transfer or rental of buildings and has become mandatory since 9.1.2011. To prepare a Deed of Conveyance for any real property transaction Deed, the notaries public or solicitors are obliged by law to cite the EPC’s reference number in the real estate contract and submit an official copy of that document to the authorities. Buyers should be aware of the need for an up-to-date EPC.

However, if you are still wondering about what exactly the EPA involves you can read our detailed article on the Energy Performance Certificate. For more information on the “Property Legalization Law” or the “Spatial Planning Permits & Environmental Permits in Chania” please read our Buying a Property in Chania Guide.

If the property has been on the market for several months, you can propose a new price below the current price. However, this is not always an effective strategy because you never know how low a seller is willing to go. Since there are different motivations for selling the result of the negotiation as- always– is uncertain. Nevertheless, if the seller is willing to negotiate, you could luck out and achieve a magnificent deal.

For more tips about how to negotiate a property please have a look to our Buying a Property in Chania Guide. Moreover, you can always visit our Real Estate Chania website for all the latest Chania real estate trends, house prices and news.

If you find a property you really want to buy, then do not hesitate to ask your real estate agent whether the property seller is ready or not to reduce the selling price. A real estate professional will definitely provide you this critical information even before you make a deal.  However, the most important is your enthusiasm and high willing to acquire this property from the outset.
